INDIANAPOLIS, Ind. (October 23, 2025) – Milhaus, a national award-winning developer, owner, and operator of Class-A multifamily properties, along with development partners Gershman Partners and Citimark, celebrated the grand opening of Versa, a new 232-unit luxury apartment community in the Broad Ripple neighborhood in Indianapolis. This development enriches the neighborhood’s arts scene and entertainment district.
Versa offers impressive amenities, including a pet-friendly environment with no breed restrictions, a pet spa, and a bark park. Residents can enjoy a lounge and clubhouse designed for both work and play, featuring a game room, fitness center, conference rooms, and co-working spaces. Notably, Versa is the only recent development in the village to offer a pool and aqua lounge, enhancing the vibrant lifestyle of Broad Ripple.
“Versa is a testament to our commitment to creating communities that blend seamlessly with their surroundings,” said Brad Vogelsmeier, Vice President of Development at Milhaus. “It’s fulfilling to offer residents a living experience that embodies the essence of Broad Ripple, making it a place where they can feel at home and connected to the community.”
Located at 6220 Guilford Avenue, about six miles north of downtown Indianapolis, Versa features studio, one, two and three-bedroom units, including three exclusive penthouse apartments with panoramic views of Broad Ripple Avenue. The penthouse collection redefines luxury with ceilings soaring over 19 feet, waterfall kitchen islands, and French door refrigerators. The three-bedroom penthouse offers over 600 square feet of outdoor living space across two balconies and a spacious patio, while the one-bedroom penthouses each feature private balconies and patios with up to 513 square feet of additional outdoor space.
The development also offers 245 parking spaces, 4,000 square feet of retail space, and a rooftop deck with views of Broad Ripple Village. The project is a collaborative effort between Milhaus, Gershman Partners, and Citimark, with architecture and interior design by DKGr. Inspired by the phrase “vice versa,” Versa reflects Broad Ripple’s dual nature of bustling entertainment and peaceful residential character.
“Versa’s design and amenities are a reflection of Broad Ripple’s unique character,” said Eric Gershman, Principal of Gershman Partners. “Our collaboration with Milhaus and Citimark has brought a standout development to Broad Ripple’s core. This project embodies the community’s dynamic spirit and supports the ongoing positive growth in this neighborhood.”
Versa fits right into Broad Ripple, recently named one of the top seven Indianapolis neighborhoods to call home, known for its eclectic, energetic vibe. The Versa Public Art Mural, a six-story masterpiece by local artist Siena Baldi, adds a splash of color and creativity to Broad Ripple Village and Flower Alley, aligning perfectly with the neighborhood, already renowned for its colorful murals and artwork. As active participants in the community, Versa has engaged in the Broad Ripple ArtWalk and sponsored the annual Duck Race, becoming an integral part of the community.
